What is an Emergency?

Under the Residential Tenancies Act, the following incident types may be considered an Emergency:

  1. Burst Water Pipe
  2. Gas Leak
  3. Broken or Blocked Toilet
  4. Roof Leak
  5. Dangerous Electrical Fault
  6. Flooding or Flood Damage
  7. Gas Leak or smell of Gas
  8. Storm Damage or Fire Damage (Call the SES or Fire Brigade for Urgent assistance)
  9. No Water Supply
How do I lodge a Maintenance Request?

Tenants can quickly lodge maintenance via their Tenant Portal in Property Me. As soon as the tenant is logged into their portal, they can click the “New Maintenance” button and enter in all the required details. They can also monitor the status of maintenance in Tenant Access as it progresses. Best practice is to upload a photo to show the maintenance item to the Property Manager or Contractor assigned to the repair.

Property Condition Report

A Property Condition Report is put in place to capture the exact condition of a property before a tenant moves in. This Report is then utilised when a tenant vacates to ensure the property is returned to the landlord in the same or similar condition (taking into account fair wear and tare as per the residential tenancies act).

WA Govt. Information for a Tenant

At the commencement of a tenancy the tenant must be given a copy of the Information for tenant document (Form 1AC). This document advises the tenant of what they should expect to receive / be provided with from their managing agent as well as some basic information from DMIRS and some contact details for DMIRS.

eLodgement of your Security Bond

At the commencement of a tenancy, a tenant should be provided with information regarding the lodgement of their bond with DMIRS (Bond administration). This is where the tenants bond will be held during the term of the lease agreement, and there is some helpful advice on this document regarding “elodgement” being online lodgement.
